1/16/2009Three East Village properties sold for $20.7 million
by Two five-story townhouse properties and a development site in the East Village section of Manhattan have sold recently in all-cash transactions for a combined $20.775 million. Massey Knakal Realty Services represented the seller in all three transactions. The site at 644 E. 14th St., on the corner of East 14th Street and Avenue C in Manhattan's East Village, has buildable square footage of approximately 36,125 square feet for residential use or 68,262 square feet for a community facility. The buyer is a limited liability company controlled by Arun Bhata. The sale price was $12.3 million. A five-story townhouse at 306 E. 15th St. includes 7,425 square feet benefits from 25-foot width and direct views of Stuyvesant Square Park. It was sold by an affiliate of Cofinance Inc. to Stuyvesant Square Brownstone for $5.175 million. Stuyvesant will develop the property into an Orthopedic Learning and Research Center with residential use above. The townhouse at 78 E. 2nd St. is a three-family property that will be converted into a single-family residence for a well-known artist. The sale price was $3.3 million.
